A mixed-use development is planned near the former homeless shelter on West King Street in downtown Boone. The site is located across the street from Reich College of Education and First Baptist Church parking lot.
King and College, LLC, development plans call for a four-story building fronting King Street that will include 64 bedrooms, 4,262 square feet of medical/office space and a parking garage. The development also includes additional uncovered parking and townhomes accessed from Campus Ridge Drive off of Wallace Circle. See attached renderings.
The apartments in the main building are single bedroom. The townhomes feature two-bedroom units.
Plans for the development are included in Boone Town Council’s meeting packet for Thursday, where developers are requesting a public hearing to rezone the property for a site-specific development plan.
According to a project narrative included in the meeting packet, the 1.14-acre property, which features 65 feet in elevation change from King Street to Wallace Circle, includes the combination of two parcels with separate owners, husband-and-wife Annie Pipes and Bob Flanigan and Dr. Ryan Woods, owner of Marathon Chiropractic Clinic.
Woods plans to move his business into the medical/office space on the first level. Woods purchased 0.253 acres from the Hospitality House in the spring of 2015 for $207,000, according to documents filed with the Watauga County Register of Deeds. First Baptist Church sold 0.891 acres of property to King and College LLC for $425,000 in July 2015.
These two properties were rezoned in 2014 – after three attempts from the former property owners.
The proposed project also includes the demolition of two abandoned houses and repair of an area where the former Bingham house was located which is currently graveled and used periodically for parking.
The owner’s goal for the property “is the desire … to make a positive improvement to Downtown Boone by investing in an attractive, economically feasible project that meets the needs of an expanding local business and desirable housing in close proximity to downtown and the ASU campus,” according to the project narrative.
