How Dense is Too Dense? Town Council Unanimously Votes to Deny Water for Proposed Apartments Off 105

Oct. 19, 2012. On Thursday, Oct. 18, the Boone Town Council unanimously voted to deny a request for town water for Florida-based Vestor Communities’ proposed 377-bedroom luxury apartment complex on Beverly Heights Avenue where the Mountaineer Golf Center driving range is currently located.

The plans also included some boutique shopping or small commercial developments on the property.

According to Council Member Andy Ball, the primary concern of the council was that the proposed development would be too dense for that location. 

This is the second time recently that the council has raised concerns regarding density for a proposed housing complex. Back on Aug. 21, the council cited density as a major concern when they denied a rezoning request for the proposed Clawson and Greene Multi-Family Development that would have been located at and near 170 Clawson St. near Perkinsville Drive.

As was the case back when the Clawson/Greene complex was being decided on, during public hearing some local residents in a neighborhood near the proposed Vestor Communities development spoke out against it. 

The property is currently owned by G.H Winkler Family Limited Partnership and is zoned B-3 General Business and R-3 Multiple-Family. Rezoning would not be required for the proposed development, and Ball said the land is in the 2030 Plan as one of the focus areas for redevelopment. 

Ball said the applicants will be able to bring the request back to the council at a later date and said he believed they “weren’t that far in the process” of planning the development.
