Hotel Redevelopment Behind Walgreens Approved by Boone Board of Adjustment

On Thursday, the Boone Board of Adjustment approved a proposed redevelopment of the old Mountain Villa Motor Lodge property, which is located near Walgreens at 2240 Blowing Rock Road in Boone, according to Jane Shook, interim director of Boone Planning and Inspections.

A Marriott franchise hotel is planned, and the approval was unanimous.  

The current owner of the property is Waltson Associates, based out of Sevierville, Tenn. Elizabeth Leiser, a partner for Waltson Associates, granted Raken Shah of Greensboro permission to be the applicant for the special use and zoning permits

Currently, an 11,000-square-foot building exists on the 5.89-acre property. The current structure is 16-foot high. The proposal is for Marriott Townshouse Suites with a 55,000-square-foot building that has a max height of 53 feet on 2.63 acres.

The property is currently zoned B3, general business, and has been a motel site for more than 50 years, not withstanding the vacancy of the past several years, according to a project narrative filed with the Boone Planning and Inspections office.

The proposal triggered a transitional zone for the residential/agriculture district located between the golf course, Fairway Drive and adjacent B3 property, and the former driving range across the highway. Appalachian Regional Healthcare System purchased a 16-acre tract across from the proposed site this summer.
