Sept. 20, 2013. Cornelius-based Stonegate Developers, LLC. plan to take Kraut Creek back to its natural streambed before building a mixed-use development.
On the parcel that the Scottish Inn and Red Roof Inn currently reside, the creek is open for approximately 60 feet. It then flows through an undersized pipe underground. Because of the excessive amount of rain that Boone experienced this summer, the area has been subject to flooding, Dale Tweedy, partner with Stonegate Developers, said.
“We have had over 77 inches of rain this summer, which equates to that of a tropical rain forest,” Tweedy said.
The developers want to move the creek back to its original place to the property next to Faculty Street. This idea is in conjunction with Boone’s 2030 plan: a forecasted vision for what Boone will look like in certain areas adopted by Boone Town Council in 2009.
Beside the issue of the creek backing up and causing flooding similar to what occurs in the Boone Mall parking lot the creek is also a designated trout stream.
“This is a very sensitive and delicate project, it takes talented engineering professionals to design and implement something like this,” Tweedy said. “We’re having to work with hydraulic engineers, civic engineers, environmentalist and an array of state agencies to do this.”
Stonegate is looking to begin demolition and construction of the development by spring of 2014 and planning to deliver the development by July of 2015 in time for the fall 2015 semester, Tweedy said.
The 154 student housing units would total 464 bedrooms, 9,000 square feet of commercial retail, a restaurant and a 3,600-square-foot workout facility for residents and 300 members, according to application materials submitted prior to the Aug. 22 Boone Town Council meeting.
The developers are considering LEED certification for the development.
“We’re looking at various aspects of LEED certification, you have to consider that today,” Tweedy said. “However, we’re still in the design process.”
