Boone BoA To Hear Requests for Proposed Zaxby’s Restaurant, Mixed Use Development Along Faculty Streets

Feb. 6, 2014. Boone Board of Adjustment will hear two matters, variance requests for a proposed Zaxby’s restaurant on N.C. 105 Extension and a mixed-used student housing development near McDonald’s on Thursday evening. The Standard at Boone

Stonegate Developers, based out of Cornelius, is requesting eight variances for a proposed mixed-used project on several parcels of land in between Blowing Rock Road and Faculty Street that include the Red Carpet Inn, the condemned Scottish Inn and vacant property adjacent to McDonald’s.

stonegateRequests, according to the meeting’s agenda, included variances to increase the maximum building footprint; to reduce the minimum percentage of commercial total gross floor area required; to increase the building height for the single-use multi-family building; to allow encroachments in the floodway zone; to allow temporary and permanent encroachments in the 25-foot buffer zone; to encroach in the secondary height setback; to allow two driveways onto the protected thoroughfare and two allow reduction in spacing between those two driveways.

The development known as The Standard at Boone is slated to be completed in summer 2015 and will feature 450 beds with 9,000 feet of commercial space on the first floor. Other amenities include a 3,600-square-foot gym facing Blowing Rock Road, a coffee shop and multiple atriums throughout the development, according to a description on Stonegate Developer’s website.

“The Standard will be Boone’s premier off-campus student housing project when delivered and will incorporate a mixture of high country design while keeping an urban feel,” the website states.

Currently, Jill Atfield Patel is listed as the property owner. Currently, the Scottish Inn, having been condemned by the Town of Boone, is secured from the public by a chain-link fence. The property has been slated for demolition for some time, but the demolition deadline has been extended multiple times in the past year.

In September, Dale Tweedy, a partner with Stonegate Developers, told High Country Press that it was looking to begin demolition and subsequent construction in the spring of 2014. 

Zaxby’s 

A Zaxby’s could be on its way to Boone to be located off of N.C. 105 Extension where Fruits, Veggies and More currently resides. 

imgres-14On behalf of Zaxby’s, Jim Lambert is requesting a special use permit, pursuant to UDO Section 198 pertaining to transitional zones, for restaurant use on a piece of property located on the N.C. 105 Extension. 

Barbara Winkler Dunnigan is listed as the owner of the two parcels of property that are just over one acre in size combined.  Together, the property borders State Farm Road, N.C. 105 Extension and Beverly Heights Avenue.

This matter was original scheduled to be heard on Dec. 5 but was continued.  

In the past several months, the Waffle HouseChipotle Mexican Grill and IHOP have announced their future presence in town.

Zaxby’s could be next the next chain to come to town.
